The Lead Based Paint and Lead-Based Paint Hazards Disclosure is a form that is typically seen in most San Francisco disclosure packages. The Lead Based Paint hazards and disclosure document is required in all transactions that involve the purchase or sale of pre-1978 construction. However, many agents in San Francisco are in the habit of including it in their disclosure package and often include it even when it is not required.

Most homes in San Francisco were constructed (and painted) prior to the 1978 ban on lead-based paint. Because of this, you can typically expect a layer of paint somewhere in a SF home to be lead-based. However, where that paint is, and how many times it has been painted over are typically questions that can’t be answered easily or obviously.
